Staging for builders and rentals

Spec homes, model plans and vacant rentals, staged to suit the buyer or renter you want to reach.

For home builders

Builders often have finished spec homes sitting empty, or a model home staged in one style that doesn't suit every buyer. Staging the spec home's photos lets the listing go live without renting furniture. Previews let a builder show the same plan in two styles, for example a family look and a downsizer look, on the plan page.

  • Spec homes: stage the listing photos in the style that suits the community
  • Plan pages: one room shown in two or three styles for different buyers
  • Phases: keep one style across a community so listings match

For rentals

A vacant rental photographs as a set of empty boxes. Staging shows a renter how a studio fits a bed and a desk, or that a second bedroom works as an office. For buildings with several unit types, we stage one of each type and keep the style the same across them.

Larger sets

For a builder with several spec homes, or a building with many units, we agree a style and a furniture set once and reuse it. That keeps the look consistent and the cost per room down. Your quote will show how.

Label staged photos. A staged photo shows furniture that won't be in the house. Mark staged photos as staged, keep the empty original, and check your MLS rules before uploading. Many listing services and brokerages set their own requirements.

Questions

Can you stage from a builder's plans instead of photos?

Staging needs a photo of a real room. For homes not yet built, an interior render from the plans is the right tool, and we can quote that separately.

Do rentals need the same disclosure?

Labeling staged photos is good practice for any listing. Check the rules of the site where you post the rental.

Not sure which style fits? Send one listing photo and ask for a preview in two or three styles. We'll reply with a written quote.
