Which rooms to stage
Stage the rooms buyers use to decide: the main living space, the primary bedroom, the dining area and any room whose use isn't obvious when empty, such as a loft, a bonus room or a finished basement. Bathrooms, hallways and laundry rooms rarely need furniture.
| Room | What staging answers |
|---|---|
| Living room | Where the seating goes and how big the room really is |
| Primary bedroom | Whether a king bed fits with nightstands |
| Dining area | How many people the table seats |
| Loft or bonus room | A clear use: office, playroom, guest room |
| Small bedroom | That it works as a nursery, an office or a guest room |
Keeping the set consistent
When rooms open onto each other, a sofa seen through a doorway in one photo has to be the same sofa in the next. We plan the furniture across the whole set before staging, so the listing reads as one home.
Good source photos
- Full resolution from the photographer
- Level camera, straight verticals, normal height
- Bright, even light with windows not blown out
- Empty, clean rooms with nothing left on the floor
Staging honestly
Staging adds furniture and decor. It should not hide damage, change finishes that are staying, remove fixed features or improve the view. Label staged photos, keep the originals, and check your MLS rules.
Label staged photos. A staged photo shows furniture that won't be in the house. Mark staged photos as staged, keep the empty original, and check your MLS rules before uploading. Many listing services and brokerages set their own requirements.
Questions
Can you remove the seller's furniture?
Often. Clearing a furnished room before restaging takes more work than staging an empty one, so it's quoted separately. Very cluttered rooms may be better photographed again once empty.
What do I get back?
Full resolution JPEGs, plus copies sized for the MLS and social posts if you ask, and the empty originals renamed to match.
